Gilbert’s Major New Development “The Ranch” Clears Key Hurdle

On August 6, 2025, Gilbert’s Planning Commission granted final entitlement approval for The Ranch, a massive $1 billion mixed-use development slated to transform nearly 295 acres along Power Road between Warner and Elliot Roads. This milestone green‑lights the permitting and construction phase for what is poised to become Gilbert’s largest development of its kind.

Backed by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch is designed to blend industrial, residential, and commercial uses. Notably, it includes 18 acres of thoughtfully designed green space—featuring walking paths, shaded seating, social plazas, and lighting—to integrate with the nearby Morrison Ranch community.

The “Miracle Molecule”

The first phase, known as Harvest Village, is scheduled to break ground in Q4 2025. This neighborhood-focused retail hub will offer about 51,000 sq ft across seven buildings, including roughly 20,000 sq ft dedicated to shops and restaurants, plus an open-air plaza, turf areas, decorative paving, lighting, and ample parking for easy access and pedestrian comfort.

Another Phase 1 component, dubbed Corner Springs, will include 78,000 sq ft of mixed-use space—featuring retail, offices, restaurants, patios, and four drive-thru sites—connected by a lighted pedestrian walkway leading to adjacent neighborhoods

Upon full build-out, The Ranch will deliver:

  • 3 million sq ft of light‑industrial space across 221 acres

  • 34 acres of retail offerings—ranging from grocery, auto, and QSR options to full-service dining and neighborhood services

  • 729 multi-family housing units embedded within three walkable, green-rich communities

Strategically located just minutes from Loop 202, Phoenix‑Mesa Gateway Airport, and ASU’s Polytechnic campus, The Ranch is expected to spark significant economic activity and long-term growth across Gilbert and the broader East Valley.
