$120 Million Mixed-Use Project “The Switchyard” Coming Soon to Queen

Queen Creek residents can anticipate an exciting addition to their downtown landscape, as real estate developer Creation Equity recently unveiled plans for “The Switchyard,” a dynamic, mixed-use development. The project, estimated at approximately $120 million, is scheduled to begin construction later this year at the intersection of Ellsworth and Ocotillo roads.

Envisioned as a bustling hub combining restaurants, boutique retail, residential units, and office spaces, The Switchyard aims to fulfill the growing community’s demand for a vibrant, interconnected environment where living, working, and leisure blend seamlessly.

Creation Equity co-founder David Sellers emphasized the project’s alignment with Queen Creek’s growth and community vision. “Queen Creek is seeing significant demand for true mixed-use development that integrates living, working, and social spaces,” said Sellers. “This project allows us to meaningfully contribute to the town’s continued expansion and vibrancy.”

Among the first tenants secured for The Switchyard are two popular Arizona eateries. Postino WineCafe, known for its approachable yet eclectic wine offerings and shareable dishes, will occupy a 3,800-square-foot space. Meanwhile, The Porch, a neighborhood favorite for dining, entertainment, and sports viewing, will establish its latest location in an expansive 11,900-square-foot venue complete with ample indoor and outdoor seating.

Queen Creek Mayor Julia Wheatley expressed excitement regarding the project’s contribution to the town’s core vision. “The addition of The Switchyard truly brings the vision for our downtown area to life,” Mayor Wheatley remarked. “With specialty dining, unique retail, and boutique office spaces, this project offers something special for both residents and visitors alike.”

Architectural design for the ambitious development has been entrusted to Dallas-based firm GFF Design, recognized nationwide for award-winning mixed-use and commercial projects. Leading local construction company LGE Design Build will manage construction.

Groundbreaking is anticipated to take place in the final quarter of 2024, with completion of initial phases expected by early 2026. Upon completion, The Switchyard will span approximately 54,000 square feet, representing a significant investment and an exciting new landmark for the Queen Creek community.
